Charles Davidson is the principal of CDG and has over 25 years of project management experience in developing complicated real estate projects.

Each project is unique to CDG. Our philosophy is to consider the whole project as we approach a building design. Each project element is reviewed for its effective life cycle against the project goals. The process is an integrated team approach. Unlike typical approaches, we work with the client and the stakeholders throughout the project phases and evaluate the design for cost, sustainability, productivity, efficiency, environmental impact and how to improve the life of its occupants.

As the clients’ advocate and professional advisor, we work as a direct extension of our clients’ staff adopting our clients’ perspective when determining the strategy for the planning and delivery of projects. As the Owner’s Representative we lead and support the many processes that ensure that all financing, delivery, planning, design, procurement, construction, move-in, and project closeout activities are comprehensively managed.

Our primary goal is to assist the client in performing its role as owner. Accordingly, we advise our clients on all aspects of the project including the day-to-day activities and responsibilities involved during the various phases of the acquisition, planning, financing, site preparation, design and construction of the project. Additionally, we recommend requisite policy decisions relating to design, constructibility, budgeting, construction, scheduling and other matters.

The services are performed at the level required to provide each client with all the necessary technical and managerial skills, and expertise to control the planning, design and construction of the project. This arrangement enables the owner to draw upon the expertise multi-faceted construction disciplines.

Provided owner’s representative services for the interior remodel of the engineering office space. The process involved connecting two floors with an adjoining stair to the occupied office space.

Downtown Minneapolis is home to Skyscape a progressive 250-unit condominium development. It included a large green roof with lawn bowling, full spa, workout facilities, club room and 12,000 square feet of retail anchored by CVS Pharmacy. Charles Davidson managed the construction and design.

The 818 is a locally-owned coworking space in downtown Evanston that provides a productive and collaborative vibe for community-engaged freelancers, small businesses, and mobile professionals.

Coordination With Care

At CDG our construction management services bring our construction knowledge and experience to a project during the design phase. Davidson General Contracting is a subsidiary of CDG which incorporates general contracting services for a variety of projects, facilitating every detail from inception to completion.

We work with our client, the architect, and the engineer to achieve the optimum cost, schedule, and project quality. In addition, we can work on the client's behalf through commissioning and occupancy. We can also plan and manage the actual move into the completed facility, extending the value of CDG involvement.

With construction management-agency, the client holds all the trade contracts, enabling the construction manager to freely act as the client's agent. CDG construction management services encompass the technical and administrative management services necessary to keep each project running at optimum efficiency throughout construction. Early involvement in the design phase enables CDG to lay the groundwork for a successful project.

During the construction phase, CDG supervises, manages and coordinates the work of all subcontractors. We also maintain the condition of the work site and monitor site safety, security, and cleanliness. CDG understands the necessity of minimizing disruptions to ongoing activities and we take pride in our ability to coordinate construction activities under the most difficult circumstances.

Charlie is an owner’s representative and construction project manager offering 20 plus years of successful management experience spearheading diverse, complex residential, commercial and facility development projects. He has earned quantifiable success in negotiating objectives, implementing innovative methods, and delivering action plans to generate profit.

He is a motivational leader able to constructively engage owners, architects, designers, contractors, subcontractors, and project staff professionalism and respect. Charlie is practiced in consensus building and collaborative work with multiple professionals. He works closely with civil authorities on zoning and permitting.

Charlie is also an expert in assessing profitability, role clarification, managing expectations, and managing sensitive dialogues to win unqualified support of stakeholders and professionals. He is able to integrate his diverse background in design, architecture, planning, engineering, construction, and finance with an energetic leadership style and strategic vision to drive the process, from due diligence to profitable completion.

Charlie resides in Evanston, Illinois with his family.
